Despite widespread concern about a potential housing crash, Bell Capital CEO Victor Bell insists that the current real estate market is merely experiencing a correction. He believes that this correction will create huge opportunities for investors who are positioned to capitalize on them.
“I believe we are in one of the best real estate opportunities of my lifetime,” said Bell. “As the Federal Reserve continues to raise rates, the housing market is cooling. This means that institutional multi-family assets that the average investor would not normally have access to, will become available to those who have the right connections and relationships. And that’s exactly what we have built over past two years here in San Diego”
Bell Capital acquires and manages real estate properties. Their focus is on both near-term income generation and long-term value creation. The company’s aim is to provide everyday investors with access to institutional-level real estate deals in great markets. These types of opportunities are normally reserved for larger investors.
“At Bell Capital, in 2023 our plan is to capitalize on multi-family opportunities in the San Diego market,” said Bell. “We will be focusing on closing on assets and filling our current fund.” He added, “We are also looking forward to opening Fund II, which will be another fund set to take advantage of emerging opportunities during the upcoming recession.”
Bell believes that as institutions and hedge funds are forced to exit assets at rates higher than when they entered, the pool of potential buyers will become much smaller. This creates an opportunity for private investment firms like Bell Capital. Bell Capital has spent time evaluating the apartment market, educating their investors, and being disciplined with their underwriting. This gives them the ability to take advantage of deals that would not have made financial sense just a year ago.
“For investors in the residential housing market, this may be a good time to look for people who bought to flip real estate quickly and now need to sell because their pool of buyers has shrunk,” said Bell. “At Bell Capital, we have the right strategy going into the correction. We are ready to help our investors capitalize on potentially the biggest real estate opportunity in the last 50 years.”
